How We Work

We start with a strategy session to define your goals, budget, and approach.

From there, the process moves through three phases: research and analysis to identify and evaluate the right opportunities, design and renovation to shape the project, and finally rental setup and positioning to ensure it performs once complete.

Stage 1: Research

Finding the right property starts with the right questions.

This is where we help you focus your search and see the full picture — from budgets and renovation costs to potential rental income. We look at where to buy, what fits your resources, and what to avoid. We’ll also connect you with reliable local professionals and plan viewings when you’re ready.

What this includes:

  • Advice on the best areas and types of property for your goals

  • Realistic budgets (including purchase costs, taxes, and renovation estimates)

  • Rental projections if you plan to let the property

  • Evaluation of properties you find online or through agents

  • Viewing trip planning and introductions to local contacts

At the end of this stage, you’ll know where to look, what’s achievable, and what’s worth your time.

Stage 2: Design

Once you’ve bought, we help you bring the property to life.

We handle the design and development side — turning an idea into a clear renovation plan. Our approach respects what’s already there: working with the building’s character, not against it.

What this includes:

  • Renovation budgeting and scheduling

  • Layout planning

  • Furniture and lighting selection

  • Contractor coordination

  • Ongoing support from concept to completion

The goal is a home or hospitality space that feels authentic and works well — for daily life and long-term value.

Stage 3: Rental & Operations

For clients who want to rent or manage their property.

Once the work is done, we can help set up and manage the property for guests or long‑term rentals. That includes preparing the space, creating listings, and developing a consistent experience that fits the character of the home.

What this includes:

  • Rental management and pricing strategy

  • Setup on Airbnb or Booking.com

  • Photography and marketing materials

  • Guesthouse and hospitality concept development

  • Preparing the property for launch

This stage keeps your investment working — and cared for — after the renovation ends.

Who We Work With

This service is for you if you’re:

  • Planning to purchase and renovate a property in Italy

  • Working with a total budget starting around €150,000 (including purchase, closing costs, and renovation)

  • Intending to rent the property — either full‑time or part‑time alongside your own use

It’s probably not the right fit if you’re:

  • Looking for the cheapest listings or €1 house schemes

  • Hoping to manage major renovations yourself without local support

  • Looking to simply browse listings

  • Are not committed to Italy and are exploring many areas
