Modica Lemon House
Modica Sorda, Sicily
The asking price is €220,000 for an independent house of approximately 45 m², currently arranged with two bedrooms, a small living room, one bathroom and a separate kitchen opening directly onto an outdoor dining area.
The house is habitable as it stands and is sold partially furnished, but the existing layout and furniture do not make the best use of its compact footprint. With a more considered internal arrangement and targeted upgrades, it could become a considerably more cohesive and attractive home.
Its strongest feature is the private outdoor space at the rear: a small, sunny garden with mature jasmine and lemon trees, a traditional wood-fired oven and space for outdoor dining. A private parking area and useful storage room complete the property.
Modica Sorda is the modern, practical side of Modica, with supermarkets, shops and everyday services close at hand. It lacks the historic atmosphere of Modica Alta or Bassa, but offers easier access, more straightforward parking and convenient connections towards the coast and surrounding towns.

Why I Selected It
The appeal of this property is not its internal size. At approximately 45 m², the house itself is compact, and the current layout makes it feel more divided than it needs to be.
What makes it interesting is the combination of independence, private parking and a genuinely usable garden—three things that can be surprisingly difficult to find together in Modica.
The rear garden is the part that gives the house its character. Mature jasmine and lemon trees soften the space, while the wood-fired oven and outdoor dining area give it the feeling of a small Sicilian home rather than simply a compact urban property.
Internally, I would not approach this as a major restoration. The house is already habitable and the essential utilities are connected. The opportunity lies in editing: reconsidering the relationship between the kitchen and living areas, improving storage and replacing the existing furniture with fewer, better pieces.
The asking price is ambitious relative to the internal floor area, particularly for Modica Sorda. Its value therefore needs to be assessed as a complete package, including the garden, parking, independent access and immediately usable condition, and there may be room for meaningful negotiation.

Renovation Notes
The principal issue is not the condition of the house but the efficiency of its layout.
Fitting two bedrooms, a living room, kitchen and bathroom into approximately 45 m² inevitably creates several small spaces. I would therefore begin by carefully reassessing which rooms genuinely need to remain separate and whether the circulation can be simplified.
Depending on the requirements of the new owner, there may be an opportunity to create a more generous kitchen and living area with a stronger visual and physical connection to the garden.
The kitchen and bathroom are currently functional, so they do not necessarily require immediate replacement. However, updating both, alongside new lighting, finishes, window treatments and furniture, would considerably improve the overall impression.
I would allow approximately €30,000–€60,000 for a targeted renovation and furnishing programme, depending on how extensively the internal layout is changed and the chosen specification.
The garden should remain simple. Its existing mature plants are part of the property’s charm, and the priority would be to improve the surfaces, lighting and dining area without losing the informal quality it already has. I would personally remove some of the tiled outdoor area in order to prioritise a more wild garden.
